TILE ROOF RESTORATION
In the Gold Coast and southern Queensland a concrete tile roof can really benefit from a roof restoration. With our moderate humidity and wet summers an original tiled roof with no maintenance will turn porous and absorb water with each rain event. This repeated cycle of absorbing rain water and drying out eventually weakens the tile and leads to a roof with many breakages. Following a roof restoration the concrete tiles are fully sealed off to the elements and will no longer be porous. Any finished colour can be chosen for the new roof regardless of original colour. The transformation on many Gold Coast roofs is significant, often making a property look decades younger and increasing property value.

Roof Cleaning
Roof cleaning is the first and one of the most essential parts of a quality Gold Coast Roof Restoration. We use very high pressure cleaners, between 4000 and 5000psi to give an intense clean to the roof surface. In most instances we try to use the concrete or surface cleaner machine to reduce the amount of surrounding mess created during the clean. Moss, lichen and any other debris are removed during the cleaning process.
Roof Repairs
With roof pressure cleaning now complete roof repairs can be done. We do a detailed count of the number of broken tiles at this stage and advise the client of the total. Any flashings requiring work and any whirly birds are installed at this step. If valley gutters are to be replaced this is also done now.
Repointing
Roof pointing or re-pointing is a very important step in the roof restoration process. In the majority of cases repointing only is all a roof will need. The bedding under the cap tile is usually fine to remain. We use a premium quality flexible pointing compound to repoint every cap tile on the roof. The product bonds extremely well to the freshly cleaned roof surface and will flex with the roof during any future roof thermal movement.
Roof Coating
With all previous steps complete the last step in the roof restoration process is the coating, or painting of the roof. We only use roof coating products from the two industry leaders being Dulux and Industrial Roof Coatings. We use their high build platinum primer and apply a super thick undiluted coat to fully seal the roof tiles and give the following coats a great bond. Once primed the roof is then coated with two additional colour coats. Again, applied super thick and never diluted with water. The result is a fully sealed roof that looks better than the day it was installed.

Yes. There are many colours in the Dulux and IRC Colour range and they can even make custom colours sometimes. The colour of your new roof restoration is not dependent on the original colour of your roof. The roof will be completely primed in white coloured High build primer initially and then two generous colour coats applied in any colour of your choosing.
In the majority of cases this is absolutely fine. The Dulux or IRC 15 years roof restoration warranty does not apply in this case. We issue our clients with a three year warranty directly from us. We undertake significant pressure cleaning for our roof restorations in the Gold Coast and in some cases even able to remove the original coating. We also exclusively use High Build primer from Dulux and IRC which is perfect for previously coated roofs. In some cases stripping of the old coating may be required as the old coating may be flaking and peeling away from the roof surface. This requires significant additional slow pressure cleaning to strip off any loose old coating.
This really depends on this size and complexity of the roof restoration but we generally finish a job in 3 site visits during reasonable weather. Sometimes we are waiting for a good weather day in order to coat the roof and this adds some time to the overall job duration. On the day of coating the roof we cant have any risk of rain and must have wind very minimal.
This is always a difficult question to answer. We look at each Gold Coast Roof Restoration job uniquely and don’t just use an arbitrary square metre rate to determine a price. For a single story home in reasonable condition our prices are often around $6500+GST. Obviously for larger and more challenging roofs the cost is higher and for two story properties the cost is often $8000+GST and higher as we must use temporary edge protection when undertaking our roof restoration work.
In most instances the answer to this is no. Terracotta tiles are completely different to concrete tile in that they almost always start to “fret” and crumble after 30 – 40 years. This means that the tiles become very brittle and really should no longer be walked upon. In most instances we recommend clients undertake a full roof replacement in this case. Also, Terracotta tiles can not be coated or painted with a lot of success. A lot of roof coating manufacturers will actually void warranty when it comes to Terracotta roofs.

Yes, It certainly is. The law of Queensland states that any and all building work projects of a value exceeding $3300 (Including GST) must be covered under a Home Warranty Insurance policy. This is unique to Queensland and no other state follows this procedure. Home warranty insurance is a policy written by the building work contractor but favouring the homeowner. It effectively Insures the building work for 6 years and 6 months. In regards to roof restoration the home warranty insurance typically adds $200 - $400 to the total cost of the job. Just make sure you check any building work subcontractor working on your home has created the policy for you as it is required by law. Any tradesperson or subcontractor that is not licenced with the QBCC will not be able to create a Home Warranty Insurance policy.
Yes they certainly are. Dulux and IRC have a Heat Reflective option with many colours of their roof coating. The heat reflective coatings have a higher TSR (total solar reflectivity) than the equivalent standard colours. We use alot of the HRC Coatings from Industrial Roof Coatings. They are very popular and made right here on the Gold Coast in Burleigh Heads. IRC publish all the TSRs (total Solar Reflectivity) specifications for each colour, both in standard coating and HRC.
